Residents on Linglestown Road and the surrounding area can now pick up fresh bread at Panera Bread and a Frosty at Wendy’s.
The two restaurants opened on Friday at Susquehanna Union Green, a mixed-use development at the corner of Progress Avenue and Linglestown Road in Susquehanna Township. Panera and Wendy’s are the first two restaurants to open at Susquehanna Union Green, and both have drive-thru lanes. The first business to open at Susquehanna Union Green was Berkshire Hathway Homesale Realty when it opened in April.
The Vartan Group celebrated the opening of the project’s first phase on Monday.
“I can say now proudly and finally, Susquehanna Union Green is officially open to the public,” H. Ralph Vartan, chairman and CEO of the Vartan Group said.
A grand opening and ribbon-cutting ceremony took place with the Harrisburg Regional Chamber and Dauphin County Commissioners Chad Saylor and George Hartwick in addition to several current and future Susquehanna Township commissioners.
One was board president Frank Lynch, who noted that a project was proposed at the property by the Vartan Group when he first joined the board 20 years ago. The project didn’t move forward at that time and the large field sat empty for years.
Then in 2014, the Vartan Group approached the township again. In 2017, a zoning change was approved and the property was rezoned to a traditional neighborhood development. The land development plan was approved in 2019 and the Vartan Group broke ground that year on Susquehanna Union Green.
“It’s thrilling to see this project coming to life,” Lynch, said.
Next year will bring more openings at Susquehanna Union Green.
“Running through my mind right now is 2022 and trying to make sure that all of our plans go as smooth possible,” Vartan said.
So what’s next?
- Forty single-family homes are now under development.
- The construction of 120 luxury apartments likely will follow that.
- Three buildings are coming out of design now and three more buildings are going into design
- And next year, plans call for completion of outdoor spaces including the “Central Green,” which Vartan calls the “heart of the project.” The Central Green will have live community programming, including festivals, yoga on the lawn, outdoor movies and more.
The 58-acre village-style development project will also include more commercial/retail buildings; a hotel with 110 rooms; Presbyterian Senior Living, a senior-living community; and restaurants including the Zeroday Brewing Company, which is partnering with Shakedown BBQ. The development will include 17 acres of open space.
“Now that the site is shaped out and the infrastructure is in place, you’ll see more work taking place in terms of bringing the site up vertical,” Vartan said.
The Vartan Group said the entire project is expected to create 400 construction jobs and 350 full-time jobs.

Vartan said he isn’t sure how long it will take to complete the development but he said it could be completed in as little as two to four years depending on how things go. Still, he’s excited that Susquehanna Union Green is open.
“It’s a big milestone today to have the site officially open for business,” Vartan said.
